I began my career in 2019 inside a major bank (CIBC), and since 2023 I’ve worked independently as a mortgage professional with Mortgage Connection. That start taught me exactly how lenders read a file — and where good people get turned away for reasons that can be solved with the right structure.

I work with a broad lender network — major banks, monoline lenders, and alternative & private options — so your situation is matched to the right lender, not squeezed into one bank’s boxes. I take on every file personally, explain it clearly, and stay involved from the first conversation to closing.

Straight answers, before you commit.

Do I have to pay you?
For most traditional approvals the lender pays me, so there’s no fee to you. Alternative or private financing may involve a fee — and if it does, I disclose every cost clearly before you decide anything.
My bank offered a lower rate. Why use a broker?
I compare the entire mortgage, not just the advertised rate. A low rate can carry restrictive terms, larger penalties or limited prepayment. I’ll compare the whole picture — and if the bank’s offer is genuinely better for you, I’ll tell you.
My bank declined me. Can you still help?
Often, yes. A decline usually reflects one lender’s single set of rules. I structure the file properly and compare prime, alternative and private lenders to find an option that fits your actual situation. Every mortgage is still subject to qualification and lender approval.
I’m self-employed and my income doesn’t show fully. Options?
This is where structuring matters most. I present business-for-self income the way lenders assess it and match you to lenders comfortable with non-traditional income — rather than the one bank that read it too narrowly.
I’m new to Canada. Can I still buy?
Limited Canadian credit or employment history doesn’t have to be a dead end. There are lender programs designed for newcomers, and I’ll guide you through what’s realistic — in English, Russian or Ukrainian.
